What’s involved in a professional roof check with Alpine?

Alpine Home Maintenance Ltd checks the visible condition of the roof, associated drainage and accessible internal areas to help identify concerns and recommend the next steps. The extent of each inspection depends on the property, safe access and weather. Loft and internal checks are included where suitable access is available and agreed with the homeowner.

External roof surface

• Roof tiles and slates: look for cracked, slipped, curled or missing coverings, broken edges and visible surface deterioration. The signs checked depend on the roofing material.
• Flashings and seals: inspect accessible lead or metal flashing around chimneys, rooflights and roof junctions for gaps, movement, corrosion and failing sealant or mortar.
• Valleys and flat roofs: look for standing water, accumulated debris and blocked drainage outlets. Visible sagging or other signs of possible deck deterioration are noted; suspected soft or spongy areas may need a separate investigation rather than walking over an unsafe surface.
• Chimneys and vents: check visible mortar deterioration, apparent leaning, damaged chimney pots and cracked or obstructed pipe vents. Suspected instability may require specialist assessment.
• Moss and debris: assess heavy moss, algae and debris that may retain moisture or obstruct water drainage.

Gutters, fascias and soffits

• Guttering: check visible sagging, cracks, open joints and leaf or debris blockages that may allow water to overflow onto exterior walls.
• Fascias and soffits: inspect accessible timber or uPVC boards for deterioration, damp staining, peeling paint, loose sections and signs of leaking roof edges. Timber boards are checked for visible rot where accessible.

Internal loft and ceiling inspection

Where the loft and internal areas can be accessed safely, Alpine can check:

• Roof structure and timbers: visible rafters, joists and purlins for sagging, deflection, moisture damage, decay and signs that may indicate wood-boring insect activity. A visual check does not confirm the roof’s structural capacity or diagnose concealed timber defects.
• Underlay and sarking felt: visible tears, wet patches, deterioration and unexpected daylight that may warrant further investigation.
• Insulation and ventilation: visible obstruction of ventilation routes by insulation or debris, together with signs of condensation, damp or mould. Concealed ventilation paths cannot always be assessed.
• Ceilings and walls: accessible top-floor rooms for yellow or brown water staining, peeling paint and musty smells that may indicate damp or water ingress.

Your inspection report by text or email

The free roof check includes an inspection report sent by text or email. It records the visible findings, identifies any access limitations and sets out recommended next steps. Tell Alpine your preferred delivery method when booking.

If the inspection suggests a structural concern, hidden leak, timber decay or another issue requiring a more detailed investigation, the team will explain the need for further assessment. Repairs and additional investigations are discussed and quoted separately. This visual roof check does not replace a structural survey.
